Kitchen Remodel Checklist: 10 Decisions to Make Before Demo Day

Demolition day is undeniably exciting. The sledgehammers come out, outdated tile is removed, and old cabinetry is cleared away to make room for your dream kitchen. However, in the world of residential remodeling, beginning demolition before your design specifications, material orders, and structural decisions are 100% locked down is the leading cause of blown budgets, prolonged timelines, and frustrating change orders.

At AR Construction & Development, we believe meticulous pre-construction planning is the foundation of every successful remodel. Before any tools touch your walls, work through this definitive 10-point kitchen remodel checklist to ensure your project runs smoothly from start to finish.

1. Define the Layout and Work Zones

While the traditional “kitchen work triangle” (connecting the sink, cooktop, and refrigerator) remains a useful baseline, modern kitchens are designed around functional work zones:

  • Food Preparation Zone: Wide, uninterrupted countertop space adjacent to the sink with convenient access to cutting boards, knives, and trash pullouts.
  • Cooking & Baking Zone: Range or cooktop with dedicated spice drawers, utensil storage, and landing counter space on both sides of the heat source.
  • Cleaning & Sanitation Zone: Undermount sink, dishwasher, pull-out double trash/recycling bin, and under-sink cleaning supply storage.
  • Storage & Pantry Zone: Refrigerator and pantry organized so that family members can grab snacks without crossing into the active cooking path.
  • Entertaining & Seating Zone: Island seating with at least 12-15 inches of comfortable knee overhang and clear traffic walkways (minimum 36 to 42 inches between counter edges).

2. Establish a Realistic Budget with a 15-20% Contingency

A well-planned kitchen remodel budget should be allocated across these primary categories:

  • Cabinetry & Hardware: 35% – 40%
  • Skilled Labor & Structural/MEP Trades: 25% – 30%
  • Appliances & Ventilation: 15% – 20%
  • Countertops & Backsplash: 10% – 15%
  • Fixtures, Sinks & Lighting: 5% – 10%

Contractor Tip: Always preserve an unallocated 15% to 20% contingency reserve. Once old drywall is removed, it is common in older California homes to discover ungrounded knob-and-tube wiring, leaking galvanized pipes, or unlevel subflooring that must be brought up to modern building code.

3. Finalize Appliance Specs & Order Early

Never finalize cabinet shop drawings until you have purchased your exact appliances and provided your contractor with manufacturer specification sheets (cut sheets). Critical dimensions such as depth, width, door swing clearance, gas line location, water line supply box placement, and electrical voltage (120V vs 240V 50A for induction ranges) must be precisely coordinated during the rough framing and rough MEP stage.

4. Choose Cabinet Construction & Storage Accessories

Cabinets dominate both the visual impact and functional efficiency of your kitchen. Decide early between:

  • Cabinet Box Construction: Solid 3/4″ plywood boxes offer superior longevity and moisture resistance compared to particleboard or MDF.
  • Door Style: Timeless Shaker, modern flat-panel slab, or traditional raised panel in paint-grade maple or stained white oak.
  • Interior Organization: Full-extension soft-close drawer slides, heavy-duty deep pot drawers, corner lazy Susans or blind-corner pullouts, vertical tray dividers, and roll-out pantry shelves.

5. Select Countertop Material & Edge Profiles

Each countertop material has distinct aesthetic, maintenance, and durability characteristics:

  • Engineered Quartz: Non-porous, highly stain-resistant, never requires sealing, and available in realistic marble veining.
  • Natural Quartzite / Granite: Exceptional heat resistance and unique natural stone character, requiring periodic sealing.
  • Porcelain Slabs: Extremely scratch- and UV-resistant with ultra-slim or mitered profiles.

6. Plan Layered Lighting & California Title 24 Compliance

A single overhead light fixture is inadequate for modern food prep and ambiance. Design a three-tier lighting plan:

  • Ambient Lighting: Recessed LED wafer downlights (3000K warm white) placed along walkway centers and counter edges to eliminate shadow casting.
  • Task Lighting: Concealed under-cabinet LED strip lighting directly illuminating countertop prep areas.
  • Accent / Decorative Lighting: Statement island pendant lights and interior glass-front cabinet lighting on dedicated dimmers.
  • California Title 24: Ensure all fixtures, sensors, and dimmer switches comply with JA8 high-efficacy energy standards.

7. Choose Flooring & Determine Installation Sequence

Whether you choose wide-plank engineered hardwood, waterproof Luxury Vinyl Plank (LVP), or large-format porcelain tile, agree on the installation sequence with your builder. Running continuous flooring beneath cabinets ensures consistent countertop heights for future appliance replacements, while installing after cabinets requires careful coordination with finished baseboards and toe kicks.

8. Decide on Backsplash Height & Outlet Placement

Decide whether your tile backsplash will stop at the underside of upper cabinets or extend full-height to the ceiling around range hoods and window frames. To preserve clean visual lines across intricate tile or stone slabs, plan for hidden under-cabinet plug strips or low horizontal electrical boxes.

9. Select Plumbing Fixtures & Disposal Controls

Confirm your sink type (deep single-basin workstation sink vs 60/40 double basin in 16-gauge stainless steel or composite granite) and faucet configuration. Consider ergonomic upgrades such as countertop air switches for the garbage disposal, pull-down magnetic docking spray heads, integrated soap dispensers, and dedicated instant hot water or reverse osmosis filtration lines.

10. Set Up a Functional Temporary Kitchen

A comprehensive kitchen remodel typically spans 6 to 10 weeks. Setting up a dedicated temporary kitchenette in a dining room, guest room, or garage will maintain household sanity during construction. Set up a microwave, toaster oven/air fryer, coffee maker, compact refrigerator, and a water supply station with plastic bins for dishwashing.
